For Investors

Know the hotel before you own a piece of it.

Telos buys hotels one at a time, alongside a small group of private investors. Each opportunity is a single property with a name and a front door. You see the hotel, the business plan, and the projected cash flows before you commit. We only write a memo when we are investing alongside you.

What you get with each opportunity

Quarterly updates, actually read.

Three paragraphs: what happened at the property, what it means, and what we are doing next, plus full financials. If something has gone wrong, that is the first thing we write about, not the last.

Tax documents on time.

If your accountant has ever chased a sponsor in April, you know what this is worth.

A direct line to a partner.

Questions about your investment are answered by the person who wrote the memo and who runs the property.

An exit you can read before you invest.

Every memo names the buyer profile, conservatively estimates net sale proceeds, and shows year-by-year net cash flows.

Getting on the list

Introduce yourself.

We add investors to the list by introduction and conversation, not by form fill alone. This form simply opens an email to us. Tell us who you are, where you love to stay, and what a good deal looks like to you. We reply personally.

There is no obligation on either side. Being on the list means you see opportunities as they are underwritten. Nothing more.

Submitting opens a pre-addressed email in your mail client. Nothing is stored on this site.

Nothing here is an offer to sell or a solicitation of an offer to buy any security. Offerings are made only to qualified investors through definitive documents. Real estate investments are illiquid and involve risk, including loss of principal. Past performance is not indicative of future results.
