For Owners & Brokers

Send it. You will get a real answer in five business days.

We look at boutique and independent hotels in three regions: North America, Southern Europe, and Africa.

What we buy

Boutique and independent hotels

Resorts and upscale/boutique hotels, typically 20–150 keys, where operations drive value.

Family-held assets facing succession

Properties where the next generation has chosen a different path and the transition must be handled with care.

Undermanaged properties with visible upside

Assets where the gap between current performance and achievable performance is operational, not structural.

Off-market situations requiring discretion

Quiet processes, direct conversations, no auction theatrics. We protect confidentiality on both sides.

What we don't do: ground-up development, flagged brands with mandated capex cycles we don't control, and markets outside our three regions. If your deal is one of those, we will say so in the first reply and point you somewhere useful if we can.

What to send

A short email is enough.

If the answer is yes, we move quickly to a call, a site visit, and an LOI on terms we can actually close.

01

Location, key count, and a summary of in-place performance

ADR, occupancy, and trailing revenue are enough to start.

02

A frank statement of why the owner is selling

Succession, fatigue, partnership friction, estate planning. The real reason shapes the right structure.

03

The asking price, if one exists

If not, say so. We can work toward a number together once we understand the asset.

Our one-page acquisition criteria is available on request. It covers target markets, asset profile, structure, and timing.

Advisory

Some owners don't want to sell. They want help running what they own. We take a small number of advisory mandates for independent hotel owners: repositioning, management oversight, and exit planning. Advisory clients sometimes become sellers, sometimes not. Either is fine.
